The Residence Townhomes
A quality development of 16 contemporary design one, two or three bedroom pool villas priced from 10 million baht. Buying a Pool Villa at the Residence
Once you have decided to buy one of our outstanding pool villa you can se cure it by signing a reservation form and paying a non-refundable fee of 100,000 baht. There is then a period of 21 days to review and sign the contracts.
Payment for the pool villa is made on a progressive basis throughout the construction of the property. The payment schedule is as follows:
- 40% of the total purchase price, less the reservation fee, upon contract signing. This payment covers the lease, the off-shore company and the commencement of construction,
- 20% upon construction commencement,
- 15% upon completion of the foundations,
- 15% upon structure completion, and
- 10% upon building completion and handover.
Construction takes 6 to 8 months.
Other things to pay for:
- Lease transfer fee which is 1.1% of the transfer of the lease
- Furniture package
- The price for any changes to the villa design is reflected in either the total purchase price or the final payment
Ownership is leasehold only. Initial period is 30 years with the option for 2 more 30 year extensions. We have already setup offshore companies in the British Virgin Islands to facilitate the transfer of the leasehold. All you need to do is purchase the shares of one of these companies.
MASTERPLAN

Owners of pool villas at the Residence can join the rental program.
Initially the Leaseback Program provides a guaranteed return of 6% on the purchase price of the villa for each of the first 2 years. There are restrictions on the times of the year when you may use the villa and your own use is limited to 28 days per year.
The Residence Rental Program whereby the management company will lease the villas from the owner and rent to qualified guests. Our Rental Program offers you the opportunity to earn an attractive return on your investment in the Residence. As well as allowing you personal usage for up to 60 days each year. If you would like to use your pool villa for an extended period of time then you simply give us 6 months notice in writing to cancel the rental program.
